Op 4, 5 en 6 juni 2013 vindt de PROVADA beurs plaats in Amsterdam RAI. In een interview met PROVADA Magazine vertelt Pieter van der Laan over het ‘Het Nieuwe werken’. Hij legt uit hoe belangrijk het is om in een gebouw een ‘ecosysteem’ te creëren waarin de samenwerking tussen medewerkers wordt bevorderd.

A charming initiative in Amsterdam for freelance workers who have small children and don’t want to work from home: a shared open office space with childcare. The office space has big tables for laptops, coffee machine, pantry and of course the kids corner. There’s also a small garden for the little ones. You can rent your space full time or part time, with or without childcare. The new initiative is called ZZPlace – ZZP is short for Zelfstandige Zonder Personeel (entrepeneur without personnel).

Fulltime 6 days a week  9:00 – 23:00

without childcare       €   200,- ex VAT per month

with childcare              €   250,- ex VAT per month

Parttime: 1 day a week  € 50,- ex VAT per month up to 4 days a week € 160,- ex VAT per month.

Yahoo’s CEO Marissa Mayer banned telecommuting at Yahoo, telling her employees they either had to work in the office or quit. This news was perceived as anti-family policy, particularly in the proudly family-friendly Silicon Valley. There were however also Yahoo-ers who supported the new rule saying co-wokers abuse the freedom at Yahoo. “People slack off like crazy, not being available, and spending a lot of time on non-Yahoo! projects.”

Consultant & author Larry Prusak underlines Mayer’s decision from a “learning” point of view:
“At home you don’t learn from others. Real innovation and exchange of knowledge takes occurs when encountering others”.

Yahoo verbiedt het thuiswerken: beste ideeën komen tot stand op de wandelgangen en in de kantine

In navolging van Google verbiedt nu ook Yahoo de medewerkers om thuis te werken. Zoals Larry Prusak (consultant en schrijver van vele artikelen en boeken over kennis en leren) al zei: thuis leer je niks van je collega’s. De echte innovatie en kennisuitwisseling vinden namelijk plaats door je zielsverwanten tegen te komen. De beste ideeën ontstaan op de gang, bij de koffie automaat en in de brasserie.

Deze gedachten sluiten perfect aan bij de opzet van Creative Valley in Utrecht. Het gebouw heeft een aantal ontwerp principes waardoor je elkaar wel moet tegenkomen. Een kleine nuance: natuurlijk is het prima om af en toe een dagje thuis te werken om achterstallige mails weg te werken. Bovendien is het erg prettig om na de files naar kantoor te rijden.

Toch is ons credo: op kantoor gebeurt het! Helaas moeten we wel constateren dat nog steeds erg veel kantoorgebouwen inspiratieloos zijn en onvoldoende ingericht om de medewerkers te inspireren.

Milan is one of the most polluted cities in the world. The world’s first Vertical Forest should give Milan some air. ‘Bosco Verticale’ is built in two towers of 111 en 79 meters high. 900 trees and plants will be planted on these two towers. The architects from Stefaon Boeri claim
The vertical forest is part of the project BioMilano, to place a ‘green ring’ of three million trees around Milan.

The Financial Times called the Vertical Forest “the most exciting new tower in the world”.

The Bicimetro Bicitaxi Eco Bahn, designed by Richard Moreta Castillo, is a 10 km long cycle track that could mobilize 350 thousand people. It has a capacity for 18,000 manual and electrical vehicles, it saves the production of 1.75 tons of CO2 and 262,500 gallons of fossil fuels.

Want more benefits? It has a solar and wind generation of surplus energy and the result is very quiet traffic, better health, less accidents and time savings.

And it looks cool too!

Nederland als typisch fietsland is vaak koploper als het gaat om veilige fietspaden in de stad. Maar de Dominicaanse ontwerper Richard Moreta Castillo is nu met een echt ingenieus ontwerp gekomen. Hij heeft speciaal ontworpen glazen en stalen buizen geproduceerd die wind- en zonne-energie produceren. Fietsers ‘vliegen’ hierdoor boven de snelweg.

Deze Bicimetro Bicitaxi Eco Bahn is 10 kilometer lang en ‘hangt’ boven de drukke straten van de stad. Bij 12 uur gebruik kunnen er 350.000 mensen doorheen, waarvan 18.000 fietsen. Een vermindering van 1,75 ton CO2-uitstoot en een besparing van 262.000 liter fossiele brandstoffen.

Het resultaat is een substantiele vermindering van verkeerslawaai, bettere luchtkwaliteit en gezondheid (door te bewegen), minder ongelukken en tijds/filebesparing.

The 100% solar powered Bullitt Center is about to open in Seattle.
… Wait a minute, isn’t that the city where it “always rains”? Yes, and that rain is harvested: The Bullit Center catches enough rainwater to survive a 100-day drought. Furthermore, the 6 stories high building has composting toilets, and geothermal wells for heating.

Since electric lighting accounts for over a quarter of the electricity consumed in a typical commercial office building, the building uses natural lightning.

WeWork is a good example of how a shared office space can become a connector. De wereld is veranderd, de kantoorgebruiker heeft radicaal andere wensen en behoeften. Spaces, Het Nieuwe Kantoor, FlexOffiz en Creative Valley zijn allemaal uitstekende voorbeelden van gebouweigenaren die het snappen. Zij hebben hun kantoorpanden aangepast aan de veranderde vraag van de huurder. Een trend die zich verder zal voortzetten in Nederland en in Amerika inmiddels een volgende stap heeft bereikt.

WeWork

De 33 jarige Adam Neumann startte in 2009 samen met zijn compagnon Miguel McKelvey het bedrijf WeWork. WeWork opende in februari 2010 zijn eerste locatie in Soho NYC. Inmiddels biedt WeWork werkplekken aan op 14 locaties op totaal ruim 45.000 vierkante meter, in New York, San Francisco en Los Angeles. WeWork heeft naar eigen zeggen de werkplek opnieuw uitgevonden en baseert haar propositie op een viertal pijlers, namelijk location, service, community en events. Op dit moment heeft WeWork meer dan 3.000 leden en kent huurders als TED, Lego en American Express.

Locatie, locatie, locatie

WeWork is slechts te vinden op de beste en met name ‘hotste’ locaties in New York, Los Angeles en San Francisco. Naast de juiste locatie wordt veel geïnvesteerd in design. Medeoprichter McKelvey, van origine architect, ziet design als een cruciaal onderdeel van het succes van WeWork. WeWork wil ver wegblijven van de ‘corporate look and feel’. Dus geen cubicles en saaie (flex)werkplekken, maar transparantie en verscheidenheid. Veel licht, kleur en gebruik van excentrieke materialen.

Services van wereldklasse

WeWork vraagt zich continue af wat de wensen en behoeften zijn van haar huurders en past hierop voortdurend haar dienstenpakket aan. Zo verzorgt WeWork niet alleen de gezamenlijke leenauto, maar biedt het ook collectiviteitsvoordeel op zorgverzekeringen. Dat een bedrijfsverzamelgebouw in gedeelde vergaderruimten, supersnel internet en koffievoorzieningen voorziet, is vanzelfsprekend. WeWork gaat een stap verder en biedt daarnaast volledige gevulde koelkasten, de hele dag gratis bier en gaming- en ontspanningsruimtes.

Creëren en stimuleren van een gemeenschap

Samenwerking of co-working is de basis van WeWork. WeWork noemt zichzelf niet voor niets het fysieke sociale netwerk. Met een eigen app, de WeConnect App, maar ook een Community Manager per locatie,  verbindt het huurders met vraag en aanbod naar diensten en producten. Ook passief worden huurders, middels het slimme ontwerp en inrichting van het gebouw, met elkaar in contact gebracht.

Inspirerende evenementen

WeWork staat bekend om haar feesten en evenementen. Zo nodigt WeWork ieder kwartaal een inspirerende spreker uit om een lezing te geven en beschikt  zij een volwaarde evenementenruimte genaamd The Lounge. Tot slot organiseerde WeWork vorig jaar een zomerkamp voor al haar huurders naar Raquette Lake. De kosten van ruim $200.000 zijn het volgens Neumann dik waard. Het versterkt het imago van WeWork als dé aanbieder van co-working kantoorruimte.
